Possum proofing, filmed and photographed on the job
If a possum is inside, the one way door goes on first and the roof is closed around it. Below: the door going on, then the mesh we fix over gutters, flues and openings.

What does possum proofing Mornington Peninsula homes involve?
Reviewed by the Possum Protect VIC team, updated September 2026
Proofing is closing every gap a brushtail could use, not just the one it is using now. A brushtail fits through an opening of about 7 cm, so a missed vent or a loose tile undoes the rest of the work.
If a possum is already inside, it goes out first through a one way door. Then the roofline, eaves, wall vents and subfloor are sealed with steel mesh, timber and proper tile and capping repairs. Our team does the removal and the building work together, which is why the job holds.
On the Peninsula we pay extra attention to the subfloor. A shack on stumps can be entered from underneath as easily as from the roof, and a possum that finds the floor cavity will often climb up inside the walls.

How we possum proof a beach shack from top to bottom
Four zones get checked on every house, because a sealed roof means little if the floor is open.
The roofline
Ridge capping, valleys, lifted tiles and the joins where a newer extension meets the old roof.
The eaves
Unlined or partly lined eaves on 1960s to 1980s fibro and weatherboard shacks, and gaps behind the gutter.
Under the floor
Open subfloors on stumps, missing vent grilles and gaps around pipes and cables.
Around the house
Branches over the roof, fences and water tanks a possum uses as a ladder, and outdoor food left for pets.
Possum proofing methods compared
Plenty of products promise to keep possums out. Here is how each one does on a real Peninsula roof.
| Method | Effect on a brushtail | Our view |
|---|---|---|
| Steel mesh over openings | Physically blocks the gap | The core of every proofing job we do |
| One way door | Lets the possum out and stops it returning through that gap | Fitted on the active entry, then removed and sealed |
| Tile, capping and timber repairs | Removes the weak point itself | Needed wherever roof material has failed |
| Possum spikes | Makes a single ledge awkward to cross | Rarely enough by itself; a small add on at most |
| Tree bands and pruning | Takes away the bridge onto the roof | Useful, but check the permit rules first |
| Ultrasonic units and repellents | Little effect, according to state guidance | We do not sell or fit them |
| Expanding foam and tape | Chewed through within days | Not used on our jobs |
A proofed house is only as good as the smallest gap left open, which is why we photograph every point we seal.
Possum spikes Mornington Peninsula owners ask us about
Spikes are cheap and easy to fit, so they are often the first thing people try. Here is what to expect.
- 1A brushtail simply steps around spikes or uses a different route, so on their own they seldom stop one.
- 2They can help on one narrow ledge, such as the top of a fence post next to the gutter, as part of a wider job.
- 3Mesh, timber and tile repairs do the real work of keeping a roof shut.
- 4We only add spikes where they make a specific route harder, and we tell you when they would be a waste of money.
Possum tree bands and the trees you cannot cut
Much of the Peninsula is bush or coastal scrub, including Moonah and coast tea tree, and branches often touch the gutters. Cutting them back seems like the obvious answer, but lopping or removing native vegetation on the Peninsula generally needs a planning permit from the Shire, so check before you pick up a saw.
The Shire itself has banded more than 200 indigenous trees in Mount Eliza, Mornington and Mount Martha, because possum browsing was a major cause of those trees declining. A band only works if the tree stands clear of the house and fences, and the bands the Shire fitted were at least 60 cm wide with about 2 m of clearance from structures.
Where a tree cannot be banded or trimmed, we proof the roof so it does not matter that a possum can reach it. That is usually the more reliable fix anyway.
- Bands at least 60 cm wide, fitted snugly
- About 2 m clear of roofs, fences and walls
- Permit checked before any native tree work
- Roof proofing where the tree has to stay

Keeping a proofed Peninsula house possum free
Proofing does the heavy lifting. These habits help it last.
After a big wind, look along the ridge and gutters for anything out of place.
Keep branches from growing back over the roof, within permit rules.
Do not leave pet food, fallen fruit or scraps outside when you leave.
Store ladders and outdoor furniture away from the eaves.
Ask whoever mows or checks the house to mention fresh droppings.
Have the house looked over when you open it for the season.

Possum proofing Mornington Peninsula FAQs
Planning to be away for a while? Ask how we proof a house with nobody home.
Call 0478 661 110How much is possum proofing on the Mornington Peninsula?
Whole house proofing starts from $595 including GST and includes removal if a possum is inside. A single entry sealed after removal starts from $270.
Is possum proofing holiday homes different from a normal house?
The method is the same, but we close every opening rather than the active one, because an empty house gives a possum weeks to find the next gap.
Do possum spikes Mornington Peninsula shops sell actually work?
Rarely on their own. A brushtail walks around them. They can help on one narrow ledge as part of a proofing job, but mesh and repairs do the real work.
Can you possum proof a beach shack on stumps?
Yes. We screen the subfloor and vents as well as the roof and eaves, because stumped shacks can be entered from below.
Should I fit possum tree bands?
They help where the tree is clear of the house. The banding programme run by the Shire used bands at least 60 cm wide, with about 2 m clearance from roofs, fences and walls.
Can I cut down the tree the possum climbs?
Check with the Shire first, because lopping or removing native vegetation on the Peninsula generally needs a planning permit. Proofing the roof is often the simpler route.
Do you offer possum proofing Mount Eliza homes with big trees?
Yes. Mount Eliza is one of the areas where the Shire has banded trees, and we proof roofs there regularly.
Will ultrasonic devices keep possums away?
State guidance is that ultrasonic units and repellents do little to deter brushtails, so we do not sell or fit them.
Can you seal the roof while a possum is inside?
No. A possum shut inside suffers and tears at the roof trying to escape, so it always leaves through a one way door before we seal the last gap.
Do I need to be home?
No. We arrange access with you, your agent or a neighbour and send photos of each sealed point.
How long does proofing last?
Every point we seal carries a two year written guarantee. If a possum reopens one in that time, we return and fix it.
