What moves a price above the starting figure is the house, not the postcode: how many openings there are, how high and steep the roof is, and what the roofing material is. A single storey brick home in Somerville with one gap can land close to the starting price, while a fibro shack in Rye with open eaves needs more closing up. A two storey home on a slope in Mount Martha usually costs more because of access.
Whatever the figure, you have it in writing before we start, and anything unexpected is priced and approved before it is done.

Most of the difference between two Peninsula quotes comes from the roof itself.
Number of openings
One lifted tile is quick. A shack with open eaves on every side takes longer to close.
Roof height and pitch
Steep and two storey roofs on the Mount Eliza and Mount Martha slopes need more access gear.
Roof material
Tile and steel are straightforward. Slate and old fibro need more care, so they are priced after we see them.
Timber condition
Rotten fascia or barge boards from years of coastal weather are replaced, not patched, and priced per length.
Subfloor access
Houses on stumps may need the subfloor screened as well as the roof.
Clean up
A nest or soiled insulation left for weeks adds a clean out, from $220.
