How does possum removal in Melbourne actually work?
Reviewed by the Possum Protect VIC team, updated September 2026
A lawful possum removal has three stages. Every gap the possum could use is closed except the one it uses most. A one way door goes over that opening, so the possum leaves at dusk to feed and cannot climb back in. Once it has gone, the door comes off and the last gap is sealed.
The order matters. Seal the roof with a possum still inside and it is trapped. Take the possum out without proofing and the next one moves into the same hole. Where a door cannot work, a cage is used, and Victorian law then requires release on your own property, within 50 metres, after sunset that same night.
Most homes are finished five to ten days after the first visit. The door usually does its work within the first two or three nights, and the final seal is booked once we know the roof is empty.
Release and trapping rules: Victorian Government, brushtail possum management methods, and the Wildlife Act 1975.

Possum in roof Melbourne: where they get in
Two thirds of Greater Melbourne homes are separate houses with their own roof cavity, and each era of building lets a possum in the roof in its own way.
Inner suburb terraces
Fitzroy, Carlton and Richmond terraces share party walls and parapets, so a possum can walk a whole row. Box gutter ends and the gap behind the parapet are the usual doorways.
Interwar tile and bungalows
Camberwell, Elsternwick and Preston bungalows use terracotta tile on hip roofs. Bedding mortar lets go at the ridge and hip ends, and one lifted tile is enough.
Weatherboard and post war
Footscray, Preston and West Footscray weatherboards have open eaves and a continuous wall cavity, so a possum in the eave can end up above the ceiling.
Growth suburb estates
Point Cook, Craigieburn and Narre Warren homes are newer, but roof tiles lifted by solar panel feet and unsealed pipe penetrations still leave a way in.
Possum removal in five stages
The same sequence on every job, whether the roof is tile, tin or weatherboard.
Inspect
Roof space, roofline, eaves and yard checked, with the species and every opening photographed.
Plan
Written quote showing which gaps get closed, where the door goes and what the warranty covers.
Exit
One way door fitted over the main opening so the possum leaves on its own after dark.
Proof
Openings closed with metal, mesh and capping chosen for that roof type.
Finish
Door removed, last gap sealed, photos and warranty terms sent to you.
Brushtail possum or ringtail possum?
Victoria has two common possums and the law treats them differently, so the first job is naming the one in your roof.

Common brushtail
Trichosurus vulpecula- How to tell
- About cat sized, grey fur, large pointed ears and a bushy black tail.
- Where it lives
- Roof spaces, wall cavities, chimneys and tree hollows.
- What we may do
- A Governor in Council Order allows trapping of brushtails living in buildings, with release on the same property.

Common ringtail
Pseudocheirus peregrinus- How to tell
- About half the size, round ears, rusty sides and a curled tail with a white tip.
- Where it lives
- Builds a nest of twigs and leaves, called a drey, in dense shrubs and trees.
- What we may do
- Ringtails rarely enter roofs and cannot be trapped without authority from DEECA, so the work is proofing and habitat advice.
Signs of a possum in roof Melbourne homes notice first
Possums are active after dark, so most people hear one long before they see it.

Heavy thumping overhead
Slow, heavy movement across the ceiling after dark, quite unlike the light scampering of a rat.
Scratching at dusk and dawn
Noise concentrated as the possum leaves to feed and again when it returns.
A strong smell
Urine soaking into plaster and insulation, worst in the room under the nest.
Droppings in the gutter
Dark, cylindrical droppings along the gutter line, on the verandah or on outdoor furniture.
Stripped new growth
Rose buds, fruit tree tips and new gum leaves eaten back overnight.
Scuff marks at the roofline
Greasy rub marks and claw scratches on fascia, downpipes and branches that touch the roof.
Looking for a possum catcher Melbourne wide?
People reach us after searching possum catcher near me, possum catchers near me, possum man near me, possum trapper near me or possum trappers near me. This is what a catcher should actually do.
- 1Name the species first, because a possum man melbourne homeowners trust will not trap a ringtail without authority.
- 2Use a one way door wherever the roof allows it, since a cage is a last resort.
- 3Release a trapped brushtail on your own property, within 50 metres, after sunset the same night.
- 4Repair the hole it was using, or the next possum walks straight in.

Possum proofing is what stops the next one
Getting the possum out is the easy half. A roof that is not proofed simply houses the next possum that comes past, because the smell of the old nest is still there.
- Tile capping, ridge lines and broken tiles checked
- Eaves, fascia gaps and box gutter ends closed with metal
- Vents, valleys and pipe penetrations meshed
- Branches within reach of the roof flagged for pruning
- Every closed point photographed for your warranty
- Applies to
- Each point we seal
- Term
- Two years
- Paperwork
- Photos and a written report
- If a possum reopens one
- We return and repair it
Possum Protect VIC · Victoria
Possum proofing backed by a two year guarantee
The repair is the part you cannot check from the ground, so it is the part we put in writing. Each point we close is photographed, listed and covered for two years.
Gaps you decide to leave open are written into the report as excluded, so nobody argues about it later. New damage from storms, other trades or renovation work is quoted separately.
- Photo record of every sealed point
- Warranty terms printed on your report
- No renewal fee to keep the cover
Possum control at home: keeping them off a Melbourne roof
Official Victorian guidance is clear about what works and what does not.
Prune branches so there is at least 1.5 metres between the tree and the roof.
Fit a smooth collar about 60 cm wide to trunks the possum climbs, above the first fork.
Put a nest box at least three metres up so the possum has somewhere else to go.
Bring pet food, fruit and bird seed inside overnight.
Keep bins closed, since easy food keeps possum numbers high.
Do not rely on ultrasonic units or repellents, which do little to deter brushtails.

Bayside and south east. Brighton, Hampton, Bentleigh and Moorabbin, with plenty of interwar tile roofs and rear extensions that create new junctions.
East and the ranges edge. Box Hill, Glen Waverley, Ringwood and Ferntree Gully, where garden canopy and gum trees back onto roofs.
West and north growth areas. Footscray, Werribee, Point Cook, Sunshine and Craigieburn, newer estates with tile roofs and open eaves.
Possum removal Camberwell. Period homes with terracotta tile, where ridge mortar lets go and one lifted tile is the whole problem.
Possum removal Kew. Large gardens with old elms and gums, so branches sit right over the roofline.
Possum removal Moorabbin. Post war brick veneer with tile roofs, where the eave line is the common entry.
Possum removal Dandenong. Mixed housing and plenty of extensions, which leave junctions between old and new roofs.
Possum removal Narre Warren. Newer estates where roof tiles lifted by solar feet give a possum an easy gap.
